For a 300-workstation team in Quezon City, the three hubs differ most on three published points: asking rents, PEZA status, and rail access. Eastwood City's asking rents are the lowest in the listings we found, Cubao's Araneta City Cyberpark and Gateway Tower list PEZA accreditation and sit at the MRT-3 and LRT-2 stations, and Vertis North's PEZA status is not confirmed in the sources we found. None of these are averages, so this guide gives the verified listing data, a cost model with its inputs visible, and a way to test commute and hiring pool with your own staff data.

A workstation is one seat with a desk, chair and computer setup. PEZA is the Philippine Economic Zone Authority, which registers many IT-BPM firms and requires them to operate from accredited buildings. CUSA means common use service area charges, which a landlord bills on top of rent.

### How much space 300 seats need

The first range comes from operator sites on the FlySpaces Cebu list, and the second is a planning assumption for layouts with meeting rooms and amenities, not a sourced standard. ### What the listings show

These are asking terms for individual units from broker and listing pages, several undated. They are not market averages, units differ in handover condition, and every figure needs confirming with the landlord.

Cyberpark Tower 1 was completed in 2016, Tower 2 in 2018 and Tower 3 in 2025 (Wikipedia), so ask about current availability in each.

### A cost model with listing rents

Monthly cost = (rent + dues) x area. Here is the base cost for 1,800 sqm, which is 300 seats at 6 sqm per seat, using the listing figures above. It excludes VAT, cooling, utilities, fit-out and restoration at exit.

On these asking terms, Eastwood is about PHP 270,000 to 450,000 a month below Vertis North and about PHP 387,000 to 567,000 below Cubao, for 1,800 sqm. These differences come from individual units with different handover conditions, and negotiated rents and incentives will differ. ### One floor or several

Floors needed = area / floor plate, rounded up. At 1,500 to 2,100 sqm, 300 seats fit on one floor of the 2,400 sqm plates (2,100 / 2,400 = 0.88), and on one Vertis North floor of 2,100 to 2,200 sqm only at the low end (2,100 / 2,100 = 1.0). A floor plate is gross, so ask each landlord for the contiguous usable area. Colliers lists whole-floor efficiency of 83.5% to 87.5% at Cyberpark Tower 1, which on a 2,400 sqm plate gives about 2,004 to 2,100 sqm usable (2,400 x 0.835 and 2,400 x 0.875).

### PEZA

If you are IT-BPM or shared services registering with PEZA, the building and your specific floors must be PEZA-accredited. Cyberpark Towers 1 and 2 and Gateway Tower list PEZA accreditation, and Eastwood listings describe PEZA-accredited buildings. Vertis North's PEZA status is not confirmed in the OfficePro listing we found, so ask the landlord and PEZA directly. KMC lists its SM North EDSA Tower 1 floors, nearby on North Avenue, as PEZA: yes. Confirm each building and floor with PEZA, and check the current remote work limit before you fix your seat count. FIRB Resolution No. 005-2026 approved up to 90% for registered enterprises during the 2026 energy emergency (Cebu Daily News, 2026). ### Rail and commute

Rail access is the clearest difference between the hubs. Colliers and OfficePro list Gateway Tower and the Cyberpark Towers near the MRT-3 and LRT-2 Araneta Center–Cubao stations. Wikipedia lists the MRT-3 North Avenue station near SM North EDSA, TriNoma and Vertis North. We could not verify rail access for Eastwood City, where Wikipedia lists express bus services, so check what serves it. We do not publish claims about talent pools or travel times, because we have no sourced data. Measure it:

1. List the home locations of your current staff or last year's applicants, by city or barangay.
2. Estimate the door-to-door commute to each shortlisted building at your shift start and end times, by the modes your staff use.
3. Share within limit = staff within your commute limit / total staff. Compare the hubs on that share.
4. Check night-shift transport at your shift start and end, using the method in our guide on 24/7 teams near NAIA and the Mall of Asia. Rail does not run through the night, so a 24/7 team needs another route home.

### Operators with published space

KMC lists 871 private office workstations at SM North EDSA Tower 1 (15th and 16th floors, 4,195 sqm), Sales Rain lists seat leasing at IBM Plaza in Eastwood City and a site in Araneta City without a capacity, and Regus lists offices of 1 to 42 people at One Vertis Plaza.
