# Layouts for Shift Work in a Pasay Managed Office of 200 to 1,000 Workstations

A layout for a shift-work team starts with a count, not a drawing. If three shifts share the same desks, you need fewer seats than headcount, and the number of seats decides the floor area, the fee and the building. After that, the task type (voice or non-voice), the shape of the existing floor and the way people hand over at shift change decide which layout fits. This guide covers the count, the three layout families, the building checks that matter around the Mall of Asia Complex in Pasay, and the questions to put to an operator. The layout notes are planning guidance, not sourced standards, so have a space planner confirm any dimension against building and fire code.

A workstation is one seat with a desk, chair and computer setup. A managed office is a fitted floor operated for one client, with a layout agreed with the operator.

### 1. Count seats before you choose a layout

Seats needed = peak simultaneous occupancy, which is the largest shift plus anyone who arrives before the outgoing shift has left. Floor area = seats x square meters per seat. Here is an example with hypothetical inputs:

| Area at 3.0 to 3.6 sqm per seat | 900 x 3.0 and 900 x 3.6 | 2,700 to 3,240 sqm |

The 3.0 to 3.6 sqm range comes from operator sites on the FlySpaces Cebu list. A layout with more circulation, lockers and meeting space will use more, and 5 to 7 sqm per seat is a common planning assumption for those layouts, not a sourced standard. Before you count on shared desks, check whether your clients' contracts require dedicated or secured workstations, since that can force one seat per person.

### 2. How layouts match task type and building

The worksheet our team uses pairs each layout with a task type and a building condition. It is guidance for a conversation with your designer, not a specification.

| Pods or clusters | Non-voice squads (software, content review, quality assurance) | New or flexible open floors | Can pods be re-arranged when an account grows or shrinks, and at what cost? |
| Hybrid neighborhoods | Voice with higher-touch accounts | Retrofits of multi-room or divided floors | Are there huddle rooms for handovers so the floor is not disturbed? |
| Hybrid neighborhoods | Non-voice work (creative, shared-services analytics) | New floors with unassigned desks | Where do people store belongings, and how is the floor kept clear between shifts? |

Voice and non-voice teams need different sound control. Voice floors need to keep calls from reaching neighbors, and non-voice floors mostly need to keep overall noise down. A layout does not set how many seats a floor can hold. That depends on the floor plate, the egress rules and the occupant load certified for the floor, so ask the building for its figure.

### 3. Handover, lockers and circulation

At shift change the lobby, lifts, corridors and locker areas carry the load, not the desks. Ask your designer to plan the following, and ask the building about the first two:

1. How many lifts serve your floors, and how long is the wait at your handover times?
2. How wide are the corridors, and what does the building's occupant load allow?
3. Where do lockers go? If desks are shared, personal storage moves off the desks, so the locker area has to cope with the number of people changing over at the same time.
4. How do people clean a shared desk between shifts, and who supplies the materials?
5. Can start times be staggered by a small interval, to spread arrivals? That is a scheduling choice you control.

### 4. What to check in Pasay buildings

Around the Mall of Asia Complex, listings give some verified starting points. Two E-Com Center, which has about 77,000 sqm of gross leasable area, is described as PEZA-accredited, with 100% backup power and two major telecom providers (OfficePro listing). Broker listings in the MOA area show asking rents of PHP 800 to 880 per sqm plus VAT and CUSA of PHP 113 to 180 per sqm, and some units are marked open for 24/7 operations. These are asking terms for individual units and need confirming. Regus lists small serviced offices at One E-com from 1 to 70 sqm, which suits small teams and not 200 or more seats. We could not verify managed floors of 200 to 1,000 seats in Pasay, so ask FlySpaces for a current list.

For any building and floor, confirm:

1. PEZA accreditation of the building and the specific floors, if you need it. Check with PEZA, not only with the landlord.

3. What the backup generator covers, the transfer time, and the UPS you need.
4. Which carriers have a point of presence, and whether their cables enter by separate routes.
5. How cooling is zoned, and whether you can run night-shift zones without cooling the whole floor.

### 5. Questions for a managed office operator

1. Who designs the layout, and which layouts has the operator built at your size?
2. What does it cost to reconfigure a layout during the term, and who pays?
3. How does the seat fee change if you choose a lower-density layout?
4. How is sound controlled for voice teams, and who certifies the result?
5. What must you restore at exit, and who prices it?
6. What is the minimum term, and what does it cost to reduce seats?
