# Moving a 1,000-Workstation Team to BGC, from Shortlist to Move-In

Moving 1,000 workstations to BGC (Bonifacio Global City, Taguig) comes down to four questions: how much space you need, whether an operator or a landlord supplies it, which approvals your registration and your city require, and whether the building can power and connect that many seats. This guide covers each in the order you will meet them, with the sources we could verify and the questions to put to landlords, operators and your advisers.

A workstation is one seat with a desk, chair and computer setup. PEZA is the Philippine Economic Zone Authority, which registers many IT-BPM firms and requires them to operate from accredited buildings. kVA is a measure of electrical load.

### 1. Size the space

Floor area is seats multiplied by square meters per seat:

| Density | Formula | Floor area |
| --- | --- | --- |
| 3.0 sqm per seat | 1,000 x 3.0 | 3,000 sqm |
| 5 sqm per seat | 1,000 x 5 | 5,000 sqm |
| 7 sqm per seat | 1,000 x 7 | 7,000 sqm |

The 3.0 figure is the lowest density among operator sites on the FlySpaces Cebu list. The 5 to 7 sqm range is a planning assumption, not a sourced standard. Test it with a space planner, because it moves your area by 4,000 sqm.

Floors needed = area / floor plate. With a hypothetical 1,500 sqm floor plate, 5,000 to 7,000 sqm needs 3.3 to 4.7 floors, so four or five. Ask each landlord for its actual floor plate and the contiguous floors available. Leechiu Property Consultants reported in H1 2026 that BGC has only five buildings offering 5,000 sqm or more of contiguous space, totaling 43,000 sqm, with vacancy at 8% (Outsource Accelerator, 2026). A 1,000-seat team at 5 sqm per seat is at that threshold, so availability is your first filter.

### 2. Operator or landlord, and how to build your timeline

We do not publish go-live durations for any route, because we have no sourced figures. Build your own from written durations for each stage. Go-live date = contract signing date + the sum of the stages that must happen in sequence, less any stages that can overlap.

A turnkey floor that is already fitted removes the construction stage. Fit-out you commission yourself adds it. Ask every operator for a dated schedule with milestones, and treat any figure without one as a sales claim.

### 3. PEZA

If you are, or plan to be, a PEZA-registered IT enterprise, the building must be PEZA-accredited. BGC examples listed on PEZA's Wikipedia entry include Bonifacio Technology Center, Sun Life Centre, Picadilly Star, World Plaza and EcoTower. BGC Corporate Center is a PEZA-registered Information Technology Center under Proclamation No. 1136 of October 2015, per the Coworking Hub listing, and KMC describes its Uptown Place Tower 2 floors as PEZA-accredited. These are examples of accreditation, not statements about 1,000 contiguous seats or availability. Confirm both, and confirm that the specific floors you lease are covered by the building's PEZA declaration.

If you are already registered and moving, PEZA requires notice and a Letter of Authority before you change location, per Duran and Duran-Schulze. The application includes a request letter giving the reason, transfer date, proposed location, area, building owner and lessor, a certified list of assets being moved, and a building permit application for the new location. A published process summary lists a 20-working-day evaluation. Confirm current requirements and timing with PEZA.

If your registration was moved from PEZA to the Board of Investments under the 2022 IT-BPM paper transfer, PEZA Memorandum Circular 2022-067 still requires an office inside a PEZA-registered IT center or building (PEZA press release, 2022).

### 4. Taguig City permits

The City of Taguig lists its Business Permits and Licensing Office satellite on the 9th floor of SM Aura Tower, 26th Street corner McKinley Parkway, BGC. For a new business permit it lists the Unified Business Permit Application Form, DTI or SEC registration, a locational clearance from the City Planning and Development Office, a certificate of occupancy or undertaking from the Local Building Office, a Fire Safety Inspection Certificate from the Bureau of Fire Protection, proof of comprehensive general liability insurance, and a barangay clearance. Amending an existing permit lists an updated locational clearance, a certificate of occupancy or undertaking, and a barangay clearance if the barangay has changed. Ask the BPLO whether your move counts as a new permit or an amendment. Fit-out work also runs through the Local Building Office, which lists electrical permits, final electrical inspection and occupancy permits among its services.

This section is a draft for review by a PEZA and Philippine corporate adviser.

### 5. Power and connectivity

How to size the load. Total load in kVA = seats x load per seat in kVA. The load per seat is where claims diverge, so do not rely on a rule of thumb. Two figures in circulation, 50 to 60 W per sqm and 1.2 to 1.5 kVA per seat, do not agree. At 5 to 7 sqm per seat, 55 W per sqm gives 0.28 to 0.39 kVA per seat (55 x 5 and 55 x 7 divided by 1,000), roughly a quarter of the second figure. Ask the building how many kVA it allocates to your floors, whether that includes air conditioning, and how much headroom remains. A Professional Electrical Engineer should calculate your actual load.

When standard capacity may not be enough. Ask for an engineer's review if you plan any of these: on-premise servers or a server room, workstations with high-power graphics hardware, a floor denser than the building was designed for, or air conditioning that must run around the clock outside the building's schedule. For PEZA electrical permits, PEZA uses an Electrical Data Sheet, which collects total load, generators, transformers and UPS details and must be signed and sealed by a Professional Electrical Engineer (PEZA template SuSD 2019-003). Ask PEZA for the current form.

Connectivity. Ask how many carriers serve the building, whether their cables enter by separate routes, and whether there is riser space for your carrier's fiber.

### 6. Migrate in waves

Moving 1,000 people at once puts the whole operation at risk if the new floor has a fault. One approach, which is our suggestion and not a sourced standard, is four waves of 250 seats. Move support roles first to test air conditioning load, network latency and access cards, then client-facing teams.

Two protections to price:

- **Swing space**. A short agreement for 100 to 200 seats with an operator, in case handover slips. Compare more than one operator's terms.
- **Overlap period**. Keep the old site's connectivity live while the new one is tested. Set the length by your cutover test results, and confirm what the old landlord and carriers charge.
