This guide shows which operators publish space there, how large the buildings are, how Alabang compares with BGC on vacancy and rent, and what to ask before you shortlist. A workstation is one seat with a desk, chair and computer setup. PEZA is the Philippine Economic Zone Authority, which registers many IT-BPM firms and requires them to operate from accredited buildings. ### Where Filinvest City fits Filinvest City is a township developed by Filinvest in Alabang. Wikipedia lists six districts within it: City Center, Civic Plaza, Northgate Cyberzone, Westgate Center, Spectrum Business District and The Palms. Northgate Cyberzone is described by Filinvest and Regus as a PEZA-registered IT zone, and One Griffinstone, at Commerce Avenue corner Spectrum Midway, is described by KMC as PEZA-accredited. ### How much space you need Floor area is seats multiplied by square meters per seat: | Seats | At 3.0 to 3.6 sqm per seat | At 5 to 7 sqm per seat | | --- | --- | --- | | 100 | 300 to 360 sqm | 500 to 700 sqm | | 300 | 900 to 1,080 sqm | 1,500 to 2,100 sqm | | 500 | 1,500 to 1,800 sqm | 2,500 to 3,500 sqm | The 3.0 to 3.6 range comes from operator sites on the FlySpaces Cebu list, and 5 to 7 sqm is a planning assumption for lower-density layouts, not a sourced standard. Ask your space planner for your figure. Published floor plates give a sense of scale. Filinvest Land lists Filinvest One, a 10-storey building in Northgate Cyberzone, with a typical floor plate of 1,993 sqm. A Savills-related article from 2018 gave One Griffinstone a typical floor plate of 1,636 sqm in bare shell condition. At 3.0 to 3.6 sqm per seat, 1,636 sqm holds roughly 450 to 545 seats before circulation, which is an estimate and not a building specification. ### Operators with published space in Filinvest City Details are as published by each operator or listing site and are undated or dated as noted. At Regus Filinvest One, the largest private office holds 20 people, so a 100-seat team would need several offices or a custom arrangement. Ask for what is feasible in writing. If you want to lease floor area directly from a landlord, Filinvest Land lists Filinvest One, which it describes as PEZA-registered with 100% backup power and VRF cooling, and Vector One, a 14-storey tower in Northgate Cyberzone offered in fitted "as is, where is" condition. Those are the landlord's own descriptions, so verify them on a viewing. ### How Alabang compares with BGC Leechiu Property Consultants reported at end-2025 that Alabang had 23% office vacancy and an average rent of PHP 787 per sqm per month for Alabang and Muntinlupa. BGC had 9% vacancy and PHP 1,167 per sqm (BusinessWorld, 20 Jan 2026). Higher vacancy usually gives a tenant more room to negotiate, though it depends on the building and floor. Averages are not quotes. Ask each landlord and operator for a current written offer. ### Questions to ask before you shortlist 1. How many seats are available on a contiguous floor now, and from what date? 2. Is the building and the specific floor PEZA-accredited, and will the operator support your registration? 3. What does the seat fee include (power, internet, IT support, cleaning), and is VAT included? 4. What is the minimum term, and what does it cost to reduce seats or exit early? 5. Who pays for the fit-out, and what must you restore at exit? 6. What backup power covers your floor, and how many carriers serve the building? Ask for specifics in writing. 7. What are the access hours, parking and motorcycle bays, and the lift wait at your shift change? 8. How do your staff commute to Alabang?
