The published information is uneven, and in at least one case two sources disagree on PEZA status. This guide sets out what we could verify about Ortigas buildings and managed floors, what the market data says, and what to ask before you shortlist. A workstation is one seat with a desk, chair and computer setup. PEZA is the Philippine Economic Zone Authority, which registers many IT-BPM firms and requires them to operate from accredited buildings. VRF (variable refrigerant flow) is an air-conditioning system that can be controlled floor by floor or zone by zone. ### What is published about Ortigas buildings and floors Details come from operator, broker and listing pages, some undated. Confirm each with the landlord or operator. | **Building** | **What is published** | **Source** | | --- | --- | --- | | Robinsons Cyberscape Gamma, Topaz Road | KMC manages the 15th, 16th and 27th to 29th floors: 1,395 private office workstations, 69 private offices, 7,740 sqm, built 2018 | KMC property page | | Jollibee Tower, F. Ortigas Jr. Road | KMC manages the 14th to 17th floors (53 private offices, 70 coworking seats). The building is a 41-storey Grade A tower with LEED Gold certification, 100% backup power, VRF air conditioning with individual temperature control, and floor plates of about 1,770 to 1,890 sqm depending on the source. OfficePro lists 24/7 access. PLDT, Globe and Converge are listed as carriers | KMC; Colliers; Savills; OfficePro | | UnionBank Plaza | KMC listed the 16th and 39th floors, per an older listing. The building is described as a PEZA-accredited Grade A tower of 49 levels. We could not verify capacity | KMC; Kittelson and Carpo; Offices.co | | Marco Polo Ortigas | Regus lists a centre on the 19th floor of a 45-storey building, with offices on the 11th to 20th floors. We found no capacity or 24/7 terms | Regus; JLL; Offices.co | | Robinsons Cyberscape Alpha and Beta | Beta has 28 office floors and a typical floor plate of 1,480.66 sqm; Alpha has 21 office floors; the two together have about 80,000 sqm of leasable space | Wikipedia | At KMC's Cyberscape Gamma floors, 7,740 sqm for 1,395 workstations works out to about 5.5 sqm per workstation (7,740 / 1,395). That is higher than the 3.0 to 3.6 sqm per seat at operator sites on the FlySpaces Cebu list, so compare operators on area per seat and not on headline capacity. ### PEZA: Jollibee Tower needs a check If you need PEZA incentives, the building and your specific floors must be PEZA-accredited. For Jollibee Tower, Savills and OfficePro both list PEZA accreditation as "No," while one broker page says accreditation is "under process." Do not assume it. Ask the landlord and PEZA for the current status in writing. UnionBank Plaza is described as PEZA-accredited. Also check the current remote work limit before you fix your seat count. FIRB Resolution No. 005-2026 approved up to 90% for registered enterprises during the 2026 energy emergency (Cebu Daily News, 2026). ### What the market data says Leechiu Property Consultants reported 18% vacancy and an average rent of PHP 738 per sqm per month for Ortigas and Mandaluyong at end-2025 (BusinessWorld, 20 Jan 2026). That is a higher vacancy than Makati (15%) and BGC (9%), which usually means more room to negotiate, though it depends on the building and floor. Ortigas Center sits within Pasig, Mandaluyong and Quezon City, and most of its skyscrapers are in the Pasig portion, so permits depend on the city where your building stands. ### What to check for night shifts 1. Access. Are your floor, the lifts, the lobby and the parking open to your staff at all hours, and is there any after-hours charge? A listing of "24/7 access" is not a contract term. 2. Cooling. What hours does the fee or the dues cover, and how is overtime cooling billed? Colliers lists VRF with individual temperature control at Jollibee Tower, which can let you run a night zone without cooling the whole floor, but ask what the charge is. Buildings on central chilled water may bill by the hour. 3. Power. What does the generator cover, how long is the transfer, and what UPS do you need? Colliers lists 100% backup power at Jollibee Tower, so ask what that includes for your floor. 4. Telecom. Which carriers have a point of presence, and do their cables enter by separate routes? 5. Amenities. Ask operators what is on your floor, such as a clinic, lockers, a pantry or sleeping quarters. KMC lists amenities on its property pages for some sites, so check the page for the building you are viewing. We could not verify a clinic or sleeping quarters at the Ortigas sites. 6. Night transport. Rail and bus routes near Ortigas exist, but service hours differ. How many seats are available on a contiguous floor now, and from what date? 2. Is the building and your floor PEZA-accredited, confirmed with PEZA? 3. What does the seat fee include, and is VAT included? 4. What are the 24/7 access terms and the after-hours cooling charges, in writing? 5. What is the minimum term, and what does it cost to reduce seats or exit? 6.
