A support team that works nights needs more than a door that opens at 2 a.m. The building has to keep power and cooling running overnight, security has to cover the floor, and your people have to be able to get there. This guide lists which Filinvest City buildings publish round-the-clock credentials, what each source says, and what to verify before you commit. It covers buildings in Northgate Cyberzone and nearby, where our verified information sits.

What "24/7" should mean in writing

Ask each landlord or operator to confirm three things in the agreement, not only in marketing copy:

  1. Access. Your floor, the lifts, the lobby and the parking are open to your staff at all hours, with no after-hours fee for entry.
  2. Operation. Power, internet and cooling run through the night at the service level you need, and you know the charge for each.
  3. Support. Security, facilities and IT support are staffed during your shifts.

Where two sources disagree, for example four telecom providers against three named carriers at Axis Tower 1, ask the landlord for the current list in writing.

Cooling is where 24/7 plans usually break

Some buildings run cooling on a schedule, and after-hours cooling can mean a separate charge or a request process. Filinvest Land states that Axis Tower One uses chilled water from a district cooling system, and that Filinvest One has VRF air conditioning. Ask for each building, and for your floor:

  1. Is cooling available all night, and in which zones?
  2. What is the after-hours charge, and how is it metered?
  3. What happens to cooling during a generator run?

Power

  1. Does the generator cover your floor's lighting, outlets and air conditioning, or only common areas?
  2. How many hours can the building run on stored fuel at full load, and who refills it?
  3. How long does the switch from grid to generator take, and what UPS (battery backup) do you need to bridge it?
  4. If the building relies on a shared mobile generator, what does it cover and for how long?

Getting there and staying safe at night

  1. What public transport and shuttles run at your shift start and end times? South Station is part of Filinvest City per Wikipedia. Check which routes your staff would use at night.
  2. How many car and motorcycle bays come with your space, and is the parking area open 24 hours? Axis Tower 1 lists a parking ratio of 1 per 75 sqm of net usable area, so at 100 seats that is a figure to compare with your own commuting split.
  3. How long is the lift wait at shift change? Time it on a viewing.
  4. What food and convenience options are open at night? Check on site, because we could not verify specific shops.
  5. How is the building secured after hours, and how are late arrivals and departures logged?

What to confirm before you shortlist

  1. The access terms and after-hours charges in the agreement.
  2. PEZA accreditation of the building and the specific floors if you need it.
  3. The seat fee, what it includes, VAT, deposit and exit terms.
  4. Seats free on a contiguous floor now, with a date.
