# The Monthly Cost Components of a 100-Workstation Serviced Office in Alabang

A serviced office in Alabang is usually quoted as one fee per workstation per month. That fee bundles lines you would otherwise buy separately, so the quote alone does not tell you whether it is cheap or expensive. This guide breaks the bill into its components, shows which usually sit outside the fee, and gives a worked example with every input visible. We do not publish Alabang seat rates, because we have no dated, operator-confirmed figures. Ask each operator for a written quote.

A workstation is one seat with a desk, chair and computer setup. A serviced office is furnished, wired space run by the operator on a single fee. CUSA means common use service area charges, which a landlord bills on top of rent. VAT is value-added tax.

### What the seat fee commonly covers

What a fee includes differs by operator and building. As one published example, BPOSeats.com's Cebu listings state that electricity, computers, building security guards, a backup generator and common-area cleaning are included in the per-seat price. We have not verified a comparable list for Alabang operators, so apply this checklist to each quote:

| Electricity and air conditioning | Whether included, and whether any monthly cap or after-hours charge applies for night shifts |
| Internet | Bandwidth per seat or per floor, number of providers, and whether bandwidth is dedicated or shared |
| Cleaning, security and facilities | Your suite, common areas, or both |
| IT support | On-site hours, response time, and what it covers |
| Reception and meeting rooms | Whether included, and how many hours of meeting room use |

### What is usually billed on top

VAT. Rent is VAT-able at 12% in the Philippines when the lessor is VAT-registered, and commentary on lease taxes states that CUSA is generally subject to VAT too (respicio.ph, 2026). Ask whether the quote includes VAT. Commercial tenants also generally withhold 5% creditable withholding tax on gross rent, excluding VAT (respicio.ph, 7 Mar 2026). Whether that applies to a service fee depends on how the agreement is written. Ask a tax adviser.

Deposit and advance. BPOSeats.com's listings state one month deposit and one month of rent paid upfront. Terms differ, so ask every operator.

Extras. Meeting rooms beyond your allowance, extra hardware, software licenses, parking and printing.

Recruitment and Employer of Record (EOR) services. An EOR legally employs your staff in the Philippines and handles payroll and compliance. Some operators sell this next to space as a separate service with its own contract and fee.

Exit costs. Make-good (restoring the space), early exit and seat reduction charges. These appear at the end of the term and not on the monthly invoice, so ask early.

### A worked example with hypothetical inputs

This example shows what 100 seats would cost if you bought each component separately, next to a hypothetical seat fee. Only the base rent is sourced: Leechiu Property Consultants reported an average of PHP 787 per sqm per month for Alabang and Muntinlupa at end-2025 (BusinessWorld, 20 Jan 2026). Every other input is hypothetical and is not a quote.

The area is 500 sqm (100 seats x 5 sqm per seat, a planning assumption). The term is 36 months.

Against a hypothetical seat fee of PHP 13,000: 100 x 13,000 = 1,300,000, plus 12% VAT of 156,000, for a total of 1,456,000. The two totals come within 3.1% of each other (1,456,000 − 1,411,387 = 44,613, which is 3.1% of 1,456,000). That closeness comes from the inputs we chose and is not a market finding. Change the seat fee or the fit-out cost and the answer changes. What the monthly totals leave out is cash at the start (fit-out paid upfront, deposits), your restoration cost at exit, and who carries the cost of equipment replacement. ### Alabang operators with published space

For a team of 100, these are the operators with published space in Filinvest City that we could verify:

- KMC Solutions lists 719 private office workstations at Filinvest Axis Tower 1 (24th and 26th floors) and 488 at One Griffinstone (9th and 10th floors), per its property pages. At One Griffinstone, KMC's pages also describe a 272-seater, so confirm which figure applies.
- Regus (IWG) lists space on the 9th floor of Filinvest One. A listing shows its largest private office holds 20 people, so a 100-seat team would need several offices or a custom arrangement.

### Questions to ask before you compare quotes

1. Is the per-seat fee VAT-inclusive, and what does it include line by line?
2. Are electricity and air conditioning capped, and what do night shifts cost?
3. What is the minimum term, and what does it cost to reduce seats or exit early?
4. What deposit and advance rent are required?
5. What must you restore at exit, and who prices it?
6. Are meeting rooms, parking, printing and IT upgrades included?
7. If you need PEZA registration, is the building and floor PEZA-accredited?
