At the top of the range, two KMC sites list more than 1,000 workstations each. In the middle, Sales Rain and one UnionBank Plaza operator list floors of about 450 seats. This guide sets out what each operator publishes, the three ways of sourcing space, what the market data says, and the checks to run before you shortlist. A workstation is one seat with a desk, chair and computer setup. A managed office is a fitted floor operated for one client. PEZA is the Philippine Economic Zone Authority, which registers many IT-BPM firms and requires them to operate from accredited buildings. ### Operators with published space Details are as published by each operator or listing site, and several are undated. Capacity shows what an operator lists, not what is vacant. Compare operators on area per seat and not on headline capacity, because a denser layout fits more seats in the same floor area. ### Which range each source covers - 100 to 450 seats. Sales Rain's 11th floor sections (54 to 120 seats) and the UnionBank Plaza floor. - 450 to 750 seats. Sales Rain's announced 500-seat floor and KMC's Podium West Tower (750). - 750 to 1,400 seats. KMC's Jollibee Tower (1,113) and Cyberscape Gamma (1,395), each spread across several floors. Sales Rain describes One Corporate Centre as a PEZA-certified IT center, and OfficePro lists it as PEZA-accredited. UnionBank Plaza is described as a PEZA-accredited building. Savills and OfficePro list Jollibee Tower as not PEZA-accredited, and one broker page says accreditation is "under process," so check it directly if you are considering KMC's floors there. We could not verify PEZA status for Cyberscape Gamma, Podium West Tower or SM Mega Tower. Confirm each building and floor with PEZA, not only with the operator, and check the current remote work limit before you fix your seat count. FIRB Resolution No. 005-2026 approved up to 90% for registered enterprises during the 2026 energy emergency (Cebu Daily News, 2026). ### Market context Leechiu Property Consultants reported 18% vacancy and an average rent of PHP 738 per sqm per month for Ortigas and Mandaluyong at end-2025 (BusinessWorld, 20 Jan 2026), against 15% and PHP 891 for Makati and 9% and PHP 1,167 for BGC. A higher vacancy usually means more room to negotiate on fee, term and exit, though it depends on the building and floor. Ortigas Center sits within Pasig, Mandaluyong and Quezon City, so permits depend on the building: Cyberscape Gamma, Jollibee Tower and One Corporate Centre are in Pasig, and Podium West Tower and SM Mega Tower are in Mandaluyong. We do not publish Ortigas seat rates, because we have no dated, operator-confirmed figures. An old listing for Sales Rain's One Corporate Center seats quoted a starting rate, but it is about 1,870 days old, so ask for a current written quote. ### Questions to ask before you shortlist 1. How many seats are available on a contiguous floor now, and from what date? 2. Is the building and your floor PEZA-accredited, confirmed with PEZA? 3. What does the seat fee include, and is VAT included? 4. What are the 24/7 access terms and the after-hours cooling charges, in writing? 5. Who pays for the fit-out, and what is the balance owed if you leave in month 12, 24 or 36? 6. What is the minimum term, and what does it cost to reduce seats? 7.
