If you are looking for office space for 200 workstations in Cebu, the district narrows your options before price does. Cebu IT Park and Cebu Business Park both have operators that list sites above 200 seats. South Road Properties (SRP) has a listed office building, but it is leased as bare floor area, and no operator on the FlySpaces list has a site there. This page compares the three districts for a 200-seat team and shows what each one asks of you.

This district has the most operators on our list. Sites with listed capacity of 200 or more seats include:
- Central Bloc (eBloc 5), i1 Building and eBloc 4 (BPOSeats.com, 700 to 1,500+ seats per site across its Cebu IT Park and Cebu Business Park buildings)
- Skyrise 4B, 4A and 3B (KMC Solutions, 2,500+ workstations across all its Cebu sites)
- Filinvest Cyberzone Tower 1 (OfficePartners360, 2,500+ seats) and Mabuhay Tower (OfficePartners360, 1,200+ seats)
- Central Bloc Corporate Center 1 (Sales Rain, 400+ workstations)

Cebu Business Park

The choice is narrower than at Cebu IT Park, so ask early about floor availability.
SRP
SRP is a reclaimed area on the Cebu South Coastal Road. The office supply we can verify there is limited. Colliers lists Il Corso IT Center (SRP) for lease at 1,500 to 5,000 sqm, in a building with three floors and typical floor plates of 5,000 sqm. The listing is undated, so confirm availability with Colliers. Separately, Robinsons Land Corporation presented plans to the Cebu City Council on 29 Nov 2023 for an IT park in SRP with 50,000 sqm of office space over 17 floors, per SunStar. We could not confirm whether it has been built or when it would open.
The size gap for a 200-seat team. The operator sites on our list show roughly 3.0 to 3.6 sqm per seat (Zero-Ten Mabuhay Tower is not used here, as its floor area is an estimate; the range comes from Zero-Ten Mandaue 650 sqm / 180 seats = 3.6, Regus 1,150 sqm / 320 seats = 3.6, and Sales Rain ~1,200 sqm / 400 seats = 3.0, with Sales Rain's area an estimate). At that density, 200 seats need about 600 to 720 sqm (200 x 3.0 and 200 x 3.6). That is under half of the 1,500 sqm minimum in the Il Corso listing. Leased floors may use more space per seat, so test this against your own layout before ruling SRP in or out. This is an estimate from listed figures, not a quote.

- What is the minimum term, and what does it cost to exit early or reduce seats?
- What does the monthly fee include, and what is billed separately?
- What are the access hours? Night-shift teams need 24/7 access and a realistic lift wait at shift change.
- What backup power and internet redundancy does the building have? Ask for specifics in writing.
- Does the building suit PEZA registration if you need it?
- Who owns the fit-out at the end of the term?
