Office Space in Quezon City for 100 to 1,000 Workstations, from Eastwood to Cubao

Along the corridor from Eastwood City to Cubao, the published managed capacity is thinner than the draft assumes, and the large blocks are in the towers. At the small end, an Eastwood operator advertises seat leasing from 1 to 400 seats. In the middle, KMC lists 871 workstations in a Quezon City tower on North Avenue. At 1,000 seats, the realistic route is a direct lease of whole floors in Cubao's Araneta City Cyberpark and Gateway Tower or Eastwood's PEZA towers. This guide sets out what each source publishes, the buildings and floor plates, and what to check.

A workstation is one seat with a desk, chair and computer setup. PEZA is the Philippine Economic Zone Authority, which registers many IT-BPM firms and requires them to operate from accredited buildings.

Operators with published space

Details are as published by each operator or listing site, and several are old. Capacity shows what an operator lists, not what is vacant. Operators are listed alphabetically.

The Sales Rain 27th floor seat leasing area of 284.6 sqm holds roughly 80 to 95 seats at 3.0 to 3.6 sqm per seat (284.6 / 3.6 and 284.6 / 3.0). That is an estimate from an old announcement, not a stated capacity. Loft and Regus at these sites are small-team options, so they do not cover 100 or more seats. We could not verify a managed floor in Cubao, and Regus's listing at Gateway Tower could not be confirmed.

Direct lease buildings

For 400 or more seats, a direct lease is often the way to get a floor. Published details:

These are asking terms for individual units and some are undated, so confirm each with the landlord.

The first range comes from operator sites on the FlySpaces Cebu list, and the second is a planning assumption for layouts with meeting rooms and amenities, not a sourced standard. KMC's SM North EDSA Tower 1 floors work out to about 4.8 sqm per workstation (4,195 / 871).

Floors needed = area / floor plate, rounded up. At a 2,400 sqm plate, 1,000 seats need 3,000 to 3,600 sqm, which is 2 floors (3,000 / 2,400 = 1.25 and 3,600 / 2,400 = 1.5), or 5,000 to 7,000 sqm, which is 3 floors (5,000 / 2,400 = 2.08 and 7,000 / 2,400 = 2.92). A floor plate is gross, and Colliers lists whole-floor efficiency of 83.5% to 87.5% at Cyberpark Tower 1, so ask each landlord for the contiguous usable area. A 500-seat single-floor build fits a 2,400 sqm plate only at the lower density (500 x 3.6 = 1,800 sqm).

PEZA

If you are IT-BPM or shared services registering with PEZA, the building and your specific floors must be PEZA-accredited. Cubao's Cyberpark Towers and Gateway Tower list PEZA accreditation, and Eastwood's IBM Plaza and Cyber One listings describe PEZA-accredited buildings. Confirm each building and floor with PEZA, not only with the landlord, and check the current remote work limit before you fix your seat count. Transport and 24/7 teams

Colliers and OfficePro list Gateway Tower and the Cyberpark Towers near the MRT-3 and LRT-2 Araneta Center–Cubao stations. We could not verify rail access for Eastwood City, where Wikipedia lists express bus services, so check what serves it. Rail does not run through the night, so a 24/7 team needs another route home. Questions to ask before you shortlist

  1. How many seats are available on a contiguous floor now, and from what date?
  2. Is the building and your floor PEZA-accredited, confirmed with PEZA?
  3. What does the seat fee include, and is VAT included?
  4. What are the 24/7 access terms and the after-hours cooling charges, in writing?
  5. What is the minimum term, and what does it cost to reduce seats or exit?
  6. Who pays for the fit-out, and what must you restore at exit?
