Serviced and managed office space in BGC (Bonifacio Global City, Taguig) for 100 to 500 workstations comes mostly from a handful of operators that run several buildings each. The decision is less about finding an operator and more about matching the team's size to a floor, a building and an agreement type. This page shows which operators publish space in BGC, in which buildings, and how to compare them before a viewing.

A workstation is one seat with a desk, chair and computer setup. A serviced office is furnished, wired space run by the operator on a single fee. A managed office is a fitted floor operated for one client, with your own layout.

Which type fits which headcount

At 100 to 150 seats, a serviced suite inside an operator's floor is often enough, and you can start within weeks. From roughly 150 seats up, ask for a managed floor so you control the layout, access and branding. At 300 to 500 seats, most operators will need a dedicated floor or two, so ask early which floors are free and when. These are rules of thumb from how operators describe their products, not figures from a source. Confirm what each operator can actually offer at your size.

For space planning, the Cebu operator sites on our list show about 3.0 to 3.6 sqm per seat. At that density, 100 seats need about 300 to 360 sqm and 500 seats about 1,500 to 1,800 sqm (formula: seats x 3.0 to 3.6). This is an estimate from Cebu figures, so ask each BGC operator for its own seats per floor.

Each operator also lists buildings outside BGC proper, such as McKinley Town Center in Taguig, which we left out.

What we can say about the buildings. BGC Corporate Center, which houses the Compass Offices floor, is a PEZA-registered Information Technology Center per Proclamation No. 1136 of October 2015, according to the Coworking Hub listing. KMC describes its Uptown Place Tower 2 site as PEZA-accredited, holding a LEED Silver certification, and offering over 2,000 sqm of usable space across two floors. PEZA status differs by building, so confirm it for the one you view.

What to compare once you have a shortlist

  1. Seats available at your size and date. Total center capacity is not the same as seats free on a contiguous floor.
  2. Agreement type. In the Philippines, serviced space is often a license for services rather than a lease. Ask for the form of agreement and the VAT treatment.
  3. Total monthly cost. Get the per-seat fee, what it includes (power, internet, IT support, cleaning), and the extras (meeting rooms, parking, software, deposits). We do not publish BGC per-seat rates here because we have no dated, operator-confirmed figures.
  4. Term and exit. Minimum term, seat reduction rights, and early exit charges.
  5. PEZA fit. If you plan to register with PEZA, ask whether the building is accredited and whether the operator will support the application.
  6. Access and shift change. 24/7 access, lift wait at your shift times, parking and motorcycle bays.
  7. Power and internet. Generator coverage of your floor, UPS, number of carriers and how their cables enter.
