What a Quezon City Managed Office for 200 Workstations Costs

We cannot give a sourced all-in price for a 200-workstation managed office in Quezon City. KMC lists its SM North EDSA Tower 1 floors "from POA" (price on application), and the per-seat prices we found online are starting prices for small offices of a few seats, which do not scale to 200. What we can do is show how the monthly bill is built, what a seat fee has to cover using published asking rents, and how far density and building move the answer. Ask each operator for a written quote, and use this page to test it.

A managed office is a fitted floor operated for one client, usually for one fee per seat. A workstation is one seat with a desk, chair and computer setup. CUSA means common use service area charges, which a landlord bills on top of rent. VAT is value-added tax.

What the published prices show

Directory listings show starting prices for small serviced offices in Quezon City, for example offices from about PHP 12,800 to PHP 17,888 per person per month for small teams at One Vertis Plaza and Eastwood City (InstantOffices, undated), and Sales Rain listed a seat at PHP 13,000 in Eastwood City in a listing that is about 1,800 days old. These are for offices of 2 to 88 people and some are old, so treat them as context, not as a 200-seat rate.

How much space 200 seats need

KMC lists 871 workstations on 4,195 sqm at SM North EDSA Tower 1, which is about 4.8 sqm per workstation (4,195 / 871). The 6.5 sqm figure is a planning assumption for layouts with meeting rooms and pantries, not a sourced standard. Density changes the cost of everything that scales with area.

What a seat fee has to cover

A bottom-up check: monthly cost per seat = (rent + dues + running costs) x sqm per seat + fit-out recovery. Rent and dues are asking terms from listings: Eastwood City units at PHP 550 to 650 per sqm with dues of PHP 195, and Vertis North units at PHP 800 per sqm with dues of PHP 195. The fit-out and running costs are hypothetical and are not quotes: PHP 40,000 per sqm recovered over 48 months, and PHP 400 per sqm for running costs. Operator margin and VAT are excluded.

Two things follow. Moving from 4.8 to 6.5 sqm per seat raises the underlying cost by about a third (13,509 / 9,976 = 1.35), which is more than moving between the two districts' rents. And the operator's own margin, staffing, IT and support come on top of these figures, along with VAT. Change any input and the totals change.

From seat fee to invoice

Monthly invoice = seats x seat fee x 1.12, if the fee excludes 12% VAT. Each PHP 1,000 of seat fee is PHP 200,000 a month before VAT (200 x 1,000) and PHP 224,000 with VAT, which is PHP 8,064,000 over 36 months (224,000 x 36). Ask whether any quoted figure includes VAT. Rent is VAT-able at 12% when the lessor is VAT-registered (respicio.ph, 2026), and whether the same applies to an operator's fee depends on how the agreement is written, so confirm with a tax adviser.

Operators with published Quezon City space

KMC lists 871 private office workstations at SM North EDSA Tower 1 (15th and 16th floors, 4,195 sqm), and KMC marks the floors PEZA: yes. Sales Rain lists seat leasing at IBM Plaza in Eastwood City (14th, 26th, 27th and 28th floors) without a capacity. Regus lists offices of 1 to 42 people at One Vertis Plaza, which does not suit 200 seats. Ask FlySpaces for a current list of 200-seat options.

  2. What does it include, line by line?
  3. What is the minimum term, and does a longer term lower the fee? Ask for both quotes.
  4. What deposit and advance rent are required?
  5. What does it cost to reduce seats or exit early?
  6. What must you restore at exit?
  7. If you need PEZA, is your floor accredited, confirmed with PEZA?
