Where to Look for 100+ Workstations in Pasay, near NAIA and the Mall of Asia

For 100 or more workstations in Pasay, the place to start is the E-Com Center cluster inside the SM Mall of Asia (MOA) Complex. It has several office towers with large floor plates, listed PEZA accreditation and multiple telecom providers, and at least one operator publishes a managed floor above 300 seats. This guide sets out what we could verify about each building and operator, one conflict on PEZA status you should resolve before shortlisting, and the checks to run.

A workstation is one seat with a desk, chair and computer setup. PEZA is the Philippine Economic Zone Authority, which registers many IT-BPM firms and requires them to operate from accredited buildings.

A 2026 report says TP in the Philippines is opening a 29th site at Four E-Com Center, with PEZA approval and more than 1,000 jobs expected once it opens (CCAP, 13 Jul 2026). That suggests large floors there may be taken, so ask each landlord for current availability.

At KMC's Five E-Com floors, 2,242.7 sqm for 348 workstations works out to about 6.4 sqm per workstation (2,242.7 / 348). That includes common areas, and it is higher than the 3.0 to 3.6 sqm per seat seen at operator sites on the FlySpaces Cebu list, so compare seat counts across operators on area per seat and not on headline capacity.

Regus lists small serviced offices at One E-com, and we could not verify a managed floor of 100 or more seats there. Ask Regus directly.

PEZA: one conflict to resolve

KMC's own property page for Five E-Com shows "PEZA: NO," while Colliers lists the Five E-Com Center building as PEZA-accredited. These may describe different things, for example the building and KMC's floors, or one source may be out of date. If you need PEZA incentives, ask KMC and PEZA in writing whether the floors you would occupy can support your registration. Two E-Com and Four E-Com list PEZA accreditation at the building level in Colliers and OfficePro, which you should also confirm for the specific floors.

How much space 100+ seats need

At 3.0 to 3.6 sqm per seat, 100 seats need 300 to 360 sqm, and at KMC's implied 6.4 sqm per workstation they need 640 sqm. At 5 to 7 sqm per seat, a planning assumption, they need 500 to 700 sqm. Against floor plates of 2,800 to 3,000 sqm, a team of 100 to 300 takes part of a floor, which makes the landlord's willingness to lease partial floors and the operator's capacity the main questions. A 500-seat team may fill a floor.

Airport and transport

We could not verify a drive time from the E-Com cluster to NAIA, and the draft figures differ from JLL's 15 minutes. Test it at the hours your staff travel. Questions to ask before you shortlist

  1. How many seats are available on a contiguous floor now, and from what date?
  2. Is the building and your specific floor PEZA-accredited, confirmed with PEZA?
  3. What does the seat fee include, and is VAT included?
  4. What are the 24/7 access terms and after-hours cooling charges, in writing?
  5. What does backup power cover, and which carriers have a point of presence?
  6. What is the minimum term, and what does it cost to reduce seats or exit?
  7. How will your staff reach the building at shift change and get home after it?
