The Mall of Asia (MOA) Complex in Pasay has PEZA-accredited office towers with large floor plates, and some listings are marked for 24/7 operations. Two things deserve checking before you shortlist, because they decide whether a night shift works: how cooling and access are handled after hours, and whether your staff can get home. Third-party transport guides show that many public routes serving MOA stop around midnight. This guide sets out what we could verify about buildings, what the transport sources say, and what to ask.
A workstation is one seat with a desk, chair and computer setup. PEZA is the Philippine Economic Zone Authority, which registers many IT-BPM firms and requires them to operate from accredited buildings.

Details come from broker, operator and listing pages, some undated. Confirm each with the landlord or operator.

At 3.0 to 3.6 sqm per seat, the density of operator sites on the FlySpaces Cebu list, 2,242.7 sqm holds roughly 620 to 750 seats (2,242.7 / 3.6 and 2,242.7 / 3.0). That is an estimate and not KMC's stated capacity, so ask KMC what the floors hold in your layout.
Broker listings near MOA show some units marked open for 24/7 operations, with asking rents of PHP 800 to 880 per sqm plus VAT and CUSA of PHP 113 to 180 per sqm. One whole-floor MOA-area listing is marked "PEZA Accredited: No," so PEZA status varies by building and floor. These are asking terms for individual units, so confirm them.
Night shifts and the commute
A 24/7 office is only as usable as the journey to it at 2 a.m. Third-party guides give a mixed picture:
- The EDSA Carousel serves SM Mall of Asia, with a route to PITX (Sakay.ph), and a 2025 guide lists P2P buses from MOA to NAIA, BGC and Dasmariñas.
- The same guide lists the MOA terminal's schedule as 5:00 AM to 11:00 PM, with listed Cavite routes running from about 9:00 AM to 12:00 AM. A 2026 city guide states that South Terminal UV Express vans to Cavite and Alabang only begin at 10:00 AM, and one listed Carousel service to Ayala By the Bay is shown as 24 hours.
- These are secondary sources and may be out of date, so verify them.
So do not assume that transit serves a night shift. Measure it:
- List the home locations of your current staff or last year's applicants, by city or barangay.
- For each shortlisted building, check what runs at your shift start and end times, by the modes your staff use, and what the journey costs.
- Share within limit = staff with a workable journey at your shift times / total staff.
- Ask whether the building, the operator or your team will run a shuttle, and who pays.
On the airport, we could not verify a drive time from MOA to NAIA, so test it at the hours you need. Journey times vary with the hour and the day.
Access, cooling and power
Ask each landlord or operator to confirm, in the agreement and not only on a listing:
- 24/7 access to your floor, the lifts, the lobby and the parking, and any after-hours charge.
- What hours of cooling the fee or dues cover, how overtime cooling is billed (flat, hourly or metered), and whether your floor can run night zones. Colliers lists VRF air conditioning at Five E-Com and centralized air conditioning at Two E-Com Tower A, so the answer differs by building.
- What the backup generator covers (your floor's lighting, outlets and air conditioning, or only common areas), the transfer time and the UPS you need.
- Which carriers have a point of presence and whether their cables enter by separate routes.
- Security after hours, and how late arrivals and departures are logged.
- Whether food and convenience options near the building are open at night. We could not verify specific shops, so check on site.

Managed office or lease
A managed office lets you start on a fitted floor, with the fit-out recovered in the fee. A lease gives you more control and moves the build cost to you. Ask for the monthly cost per seat on both, with VAT, cooling and restoration, using the formulas in our BGC quote guide, and ask about exit terms.
Questions to ask before you shortlist
- How many seats are available on a contiguous floor now, and from what date?
- Is the building and your floor PEZA-accredited, confirmed with PEZA?
- What are the 24/7 access and after-hours cooling terms, in writing?
- What does the fee include, and is VAT included?
- What is the minimum term, and what does it cost to reduce seats or exit?
- How will staff get to work at your shift change and get home after it?
